HRM’s overall office vacancy rate decreased slightly, from 15.27% in 2016 to 14.97% in 2017, but downtown office vacancy continues to climb, due in part to an increase in supply year over year. The overall warehouse market fared similarly. Vacancy is dropping but so are rental rates. The overall warehouse rental rate decreased from $7.80 per square foot to $7.73, whereas the vacancy rate dropped from 14.25% in 2016 to 12.66% in 2017.
